Nidus Lab is a deep-tech SaaS company that fuses generative artificial intelligence with proven real-estate know-how to slash the time and cost of early-stage development. Our cloud platform ingests zoning, market and cost data, then runs 100 000 design iterations per second to deliver the optimal mix of massing, unit layouts and industrialised components—complete with real-time financial dashboards. What once took multidisciplinary teams 4-48 weeks now takes 24 hours, with <5 % human error and up to 25 % material savings. Since launching in 2024 we have secured 12 paying early adopters (Aedas Homes, Lignum Tech, Metrovacesa, Molins, etc.) and more than 60 signed LOIs, proving global appetite for AI-driven feasibility and prefab design. Revenue grew to €224 k in 2024 with positive EBITDA, funded by €1.3 M in equity, grants and convertible notes. Our Output-as-a-Service model combines tiered licences with pay-per-use tokens, ensuring recurring ARR and margin scalability across developers, architects and industrialised constructors of any size. Recognised as SIMA-Asprima “Best PropTech Startup” and winner of CaixaBank’s EmprendeXXI, ESADE Alumni Real Estate Challenge and the Metrovacesa AI Challenge, Nidus Lab is already shaping Europe’s push for industrialisation, affordable housing and decarbonisation. With a multidisciplinary team led by award-winning architect and WA4STEAM angel Ana Lozano, we are building the AI operating system for the built environment.
